The Eagle Rock Mixed Use project was an adaptive reuse of an existing local department store. The existing building was actually comprised of 3 connected buildings. The main façade was dominated by an enormous 3 dimensional sign calling out the name of the store. The owner’s brief requested an economical renovation, preserving as much of the existing building as possible, but converting the majority of the square footage to artist studios and live/work spaces.

In this scheme we removed the lettering but kept the frame of the sign, using part of the sign for a large art piece, identifying the building as a creative place. The remainder of the sign would become windows illuminating the inside of the building. A green trellis wall wraps the base of the building. This trellis becomes a unifying element and serves as one piece of a composition of overlapping elements. A large cantilevered scrim shades the south façade, while providing another unifying element and an additional art piece. Throughout the building, existing doors and windows, long boarded up, were re-opened and new ones were added, adding to the composition while transforming the building without adding any unnecessary expense.

 
 

The building plan is organized with small retail spaces lining Colorado Blvd, and artist studios and live/work spaces are located on the side and back of the building They have  separate entrances on the side and the back of the building.
